Condos have really become the sweet spot in the urban real estate market, offering affordability coupled with modern appointments, and availability in a market that is pretty thin on inventory. But limited square footage doesn’t mean you can’t live large – or at least create the illusion that you do! Whether you’re listing your condo for sale, or you plan to stay there for a while, here are some tips to max out its luxury and raise its appeal.
Whether you’re renovating or decorating, you should always keep your target buyer in mind, which allows you to maximize the return on your investment. As the current resident, your target market likely isn’t a far stretch from your own preferences. Then, set up the space to appeal to that lifestyle, whether it’s bachelorhood, a young professional single or a couple or an urban family.
Along the same lines, location should also factor into how you style your condo. A downtown unit that’s a hot spot for young, urban buyers should look very different from condos in the suburbs, which are typically geared toward young families.
When staging your condo to sell, choose pieces that reflect the listing price. Your furniture and accessories have the potential to elevate the overall look and feel of the space, but the wrong ones can also drag it down, so choose carefully. If high-end furnishings are not within your budget to buy, then renting them for staging purposes is a great option.
Another tip is to use every part of the condo and maximize the function. Leave no rooms or empty areas, which can look awkward and leave prospective buyers wondering what to do with it. Styling your space through and through helps buyers navigate the space and promote their own ideas for what they can do with it.
Last but not least, get the right accessories. Splurge and get some fresh, vibrant pieces that help sell the lifestyle. Resist the urge to line every shelf and fill every corner. Rather, be selective and choose pieces that have a high aesthetic or functional value. Accessories and art will make the space look and feel complete.
